About These Terms

These terms describe how Elk Estate Sales provides estate sale services to families and individuals in Lake Charles and the surrounding Southwest Louisiana communities. By requesting a consultation or engaging us for a sale, you agree to the points below. We'll also go over the specifics with you before any work begins.

Our Services

We organize, research, price, and prepare belongings for sale, then handle promotion, staffing, and checkout. We also offer downsizing guidance and after-sale clearing through our Facebook bidding lots. The exact scope of work for your sale is agreed during your consultation.

Consultations

Initial consultations are free and carry no obligation. They help us understand your situation and explain what's involved. A consultation is not a binding agreement to hold a sale until we both confirm the details in writing.

Fees and Payment

There is no upfront payment to Elk Estate Sales. We work on a percentage of your sale proceeds, with the rate based on your timeline. We pay advertising costs upfront and deduct the actual expense separately from the proceeds. If a permit is required, you'll arrange it. In-person security, if you request it, is arranged at your expense. Any additional cleaning needed to prepare the home carries a separate charge. We'll review all costs with you before work begins.

At the sales themselves, we accept cash, local checks with ID, and all major credit cards. Online bidding lots are settled in cash, with buyers responsible for pickup.

Your Responsibilities

• Provide accurate information about the property and its contents.
• Arrange any required permits.
• Let us know about items you wish to keep or that are not part of the sale.
• Handle final cleaning and real-estate showing preparation unless arranged separately.

No Guarantees

We work to recognize value and present items well, but we cannot guarantee that every item will sell or promise a specific sale total. Results depend on the items, the market, and buyer interest. We do not provide certified appraisals, legal advice, or an itemized report for every sale item.

Liability

Elk Estate Sales is not responsible for accidents on the premises during a sale. Shoppers are asked to bring help to load purchases and to handle items with care; any item damaged during browsing must be purchased.
